Is the villa freehold or leasehold?
The villa itself is freehold, registered in your name. The land it sits on is held on a registered 30-year lease — the standard, legally recognised structure for foreign buyers owning land in Thailand, not a workaround unique to this project.
Can foreigners actually buy here?
Yes. Hikaru Garden is developed by a company registered with Thailand’s Department of Business Development, on land owned outright before any villa is sold. You own the house in your name and hold the land on a registered lease — a route thousands of overseas buyers use on Samui.
What’s included in the 7.9M THB price?
The house is registered in your name, and the plot it sits on is leased to you at 6,000 THB per month — all of which is included in the 7.9M price, with nothing further to pay on the land. You have complete access to the shared pool and tropical gardens, with utilities connected and building permits in place, plus a designated car parking space. The kitchen comes fitted with a dishwasher, gas hob, oven, extractor and large fridge-freezer, and the bathrooms with mirrors, vanity units and the usual fittings. Furniture and interior styling are not included.
How does payment work?
A 100,000 THB reservation fee holds your chosen villa. After that: 50% on contract signing, 20% on completion of the roof structure, 20% on completion of block work, and the final 10% on villa completion. Your payments follow the build, so you’re never paying in full up front.
What’s the construction timeline?
Each villa is built to an agreed schedule with defined milestones — the same milestones your payments are tied to. We’ll share the current build programme and expected completion date for your chosen villa on request.
Can I rent the villa out when I’m not using it?
Yes. The villas suit owners who want to let their home when it’s not in personal use, and you’re free to arrange your own rental and management. The minimum rental term is one month, which keeps the community calm and private rather than a revolving door of short stays.
Who maintains the pool, gardens and shared areas?
The communal pool, tropical gardens, common-area lighting and rubbish removal are looked after under a monthly maintenance fee of 4,750 THB per villa. Water is deep-well supply (free under normal use) and electricity is billed at the government PEA rate on your own meter — no private markup.
Can I use my own lawyer, and what can I check?
Absolutely — and we encourage it. We can introduce you to an independent lawyer with no financial relationship to Hikaru Garden; their job is to protect you, not to sell you a villa. Title deeds, company registration and construction agreements are all available for you or your lawyer to review before you commit to anything.
